Borrowing capacity is a limit, not a target.
Most people buy their first investment property with whichever lender already has their home loan. It is the path of least resistance and it usually works, once.
The trouble shows up at the second or third purchase, when everything is cross-secured to one lender and that lender's policy becomes the ceiling on what you can do next.
Getting the structure right at the start costs nothing. Unpicking it later costs time, and sometimes a purchase you wanted.
